What You Earn and What You Actually Keep Can Be Very Different

Your rent might look good on paper. But once management fees, letting costs, maintenance, tenant turnover and vacancy periods are taken into account, the amount you actually keep can look very different.

Savior Properties leases suitable homes under a company-backed agreement and operates them within our fully compliant and insured business. Your agreed rent is paid regardless of occupancy, with fixed annual CPI increases and agreed soft maintenance costs covered.

If you lease directly to Savior Properties, there are no ongoing property management or letting fees. If you prefer to retain your existing property manager, we can structure the lease through your agency so that relationship remains in place.

The 10–30% potential improvement reflects the combined financial benefit of agreed rent, annual CPI increases, reduced vacancy exposure, lower management and letting costs, covered soft maintenance and other savings. Your individual outcome will depend on the property and lease arrangement.

Who We Lease From

We're actively looking for specific types of properties across Melbourne. If your home matches one of these profiles, it's likely a strong fit for our arrangement.

🏠

Landlords Experiencing Vacancies

Your property sits empty between tenants — costing you mortgage repayments with zero income. Our model eliminates vacancy entirely for the lease duration.

📉

Owners Unhappy with Net Returns

You're receiving market rent but after agent fees, maintenance costs, vacancy and re-letting charges, the actual return is underwhelming. Our model addresses these costs collectively.

🕰

Owners Wanting a Hands-Off Arrangement

Dealing with tenants, maintenance calls, and agent communication takes your time. Our lease arrangement removes you from the day-to-day entirely.

📍

Melbourne Metro Locations

We focus on well-presented four, five or larger-bedroom homes in suitable Victorian locations.

🏡

Properties Between Tenants

Your existing tenant has left or is leaving soon, and you want to secure a reliable long-term income before re-entering the rental market.

🤝

Owners Open to Direct Leasing

You're comfortable leasing directly to a professional company — and you understand the financial advantage that comes with removing the agent from the equation.

Experiences from owners who moved from a traditional agent arrangement to a direct long-term lease with us.

★★★★★

"I was getting $2,850/month through an agent and paying 8% management fees on top. The offer I received was $3,200 with no fees at all. The maths was obvious. I wished I'd known about this arrangement years ago."

Everything You Need to Know

Honest answers to the questions we hear most often from owners exploring this arrangement for the first time.

Who are you, and what do you do with the property?
+
We're a professional accommodation company. We lease suitable properties from owners on a long-term basis and use them to provide high-quality managed accommodation. Because we operate the property within our own fully compliant and insured business, we can offer owners a more predictable arrangement with several financial benefits working together.
How could my property deliver a 10–30% stronger return?
+
The potential improvement is not based on rent alone. It considers the combined value of your agreed rent, annual CPI increases, reduced vacancy exposure, management and letting cost savings, agreed soft maintenance covered by us and other efficiencies. Results vary by property and are shown clearly in your individual assessment.
What condition will the property be returned in?
+
We treat properties professionally. We handle day-to-day upkeep and minor maintenance as part of our lease. At the end of the lease term, the property is returned in the agreed condition — this is set out clearly in the lease agreement before you sign anything.
How long is the typical lease term?
+
Lease options generally range from 5 to 20 years, with fixed annual CPI increases built in. The exact duration is negotiated based on your property and preferences, and all terms are clearly documented before any commitment is made.
Do I need to use an agent to deal with you?
+
No, you don’t need to use an agent to deal with Savior Properties. You can work with us directly, which reduces management costs and is one of the reasons we may be able to offer above-market rent. However, if you already have an agent and would prefer to maintain that relationship, we can lease the property through them. You may also choose not to renew your management agreement when it ends or exit in accordance with your existing contract terms.
What types of properties are you looking for?
+
We specifically lease 4 and 5 bedroom homes across Melbourne's inner and middle suburbs. Properties should be well-presented and situated in established residential areas. We'll let you know quickly whether your property is a suitable match.
What does the lease agreement look like?
+
The lease is a formal, written agreement that sets out the rental amount, lease term, annual increases, maintenance responsibilities, and end-of-lease conditions. You receive the full document to review — and we encourage you to seek independent legal advice before signing. There's no pressure to commit until you're completely comfortable.

A Better Deal for Melbourne Property Owners

We built this business because we saw a clear gap: property owners were leaving significant income on the table while navigating the frustrations of traditional rental management. Our direct-lease model fixes that — higher income, fewer costs, and a genuinely hands-off experience.
